Use whichever tips are useful to you and leave the roof access to us. None of these checklists is required to request an inspection.
01A seasonal look around your home.
If you enjoy keeping an eye on your home, these ground-level observations can help. You can also simply contact us with a concern.
- From the ground, look for visibly missing or displaced shingles and debris on the roof. Use binoculars or a camera zoom rather than climbing.
- Watch gutter outlets during rain from a sheltered spot. Note overflowing gutters or water collecting near the home; arrange safe access for any work above ground level.
- Check accessible indoor ceilings and walls for new stains. Photograph changes and note when you first noticed them.
- Keep ground-level drains and downspout outlets clear of loose debris when safe. Leave roof debris, high gutters, and overhanging branches to someone equipped for the work.
- Compare your observations with earlier photos and request a check-in if something has changed. A clear view from the ground cannot rule out hidden roof damage.
02Document what changed after a storm.
Wait until conditions are safe. You do not need to get onto the roof to start a useful record.
- Write down when you noticed the concern and what you observed. Separate what you saw from what you suspect caused it.
- Take wide and close-up photos from safe ground-level or indoor positions. Keep the original files.
- Record visible debris, displaced shingles, gutter changes, or indoor staining. Do not enter areas with sagging ceilings, standing water near electricity, or other hazards.
- Gather previous repair records and any relevant documents you already have. Share only what is needed when discussing your roof.
- For water entering the home, call and describe the active leak first. We will discuss the situation and availability; a website request is not an emergency dispatch.
03Compare the scope, then the price.
Two estimates can have different totals because they include different work. Ask each contractor to make the differences clear.
- Check what will be removed, what will remain, and how disposal is addressed.
- Compare the specified roofing products and work at flashing, penetrations, ventilation, and other roof details.
- Ask how concealed decking damage or other unexpected conditions will be documented, priced, and approved.
- Review property protection, cleanup, scheduling, and payment terms in writing.
- Compare labor and manufacturer warranties separately. Ask for the actual written terms, the applicable product warranty, and the contact for future concerns.
- Keep the agreed scope and any approved changes together. Ask questions before signing if an item is unclear.
04Get ready for the work at your home.
We’ll discuss the preparation relevant to your home when planning your project. This optional list is a reference, not a set of tasks you need to complete in advance.
- Confirm the planned date, expected access, and who to contact if weather or circumstances change.
- Discuss where vehicles, deliveries, and debris containers will go before moving anything.
- Plan for children and pets to stay away from work and debris areas. Discuss gates, entrances, and any access needs.
- Point out landscaping, outdoor furniture, fragile items, and anything that needs special attention.
- Ask whether vibration could affect items inside your home and what preparation is appropriate.
- Confirm how questions, proposed changes, cleanup, and the final review will be handled. Keep your contact number available.
05Keep your roof information together.
A simple folder makes future questions, maintenance, and warranty conversations easier.
- Save the signed scope, invoices, and any approved changes.
- Keep the roofing product names and applicable manufacturer warranty documents with your labor warranty.
- Retain installation, repair, and inspection dates when known, along with the records that support them.
- Store original before-and-after photographs and later observations in clearly named folders.
- Record who you contacted about a concern and the next step you discussed.
